About 5.2 thousand real estate purchase and sale transactions were made in Armenia, with the largest number of foreigners being Russian citizens

In December 2024, 5,909 purchase and sale transactions were concluded in Armenia's real estate market, compared to 4,871 transactions in December 2023 and 5,185 in November 2024, according to data from the National Statistical Committee of the country.

YEREVAN, February 7. /ARKA/. In December 2024, 5,909 purchase and sale transactions were concluded in Armenia's real estate market, compared to 4,871 transactions in December 2023 and 5,185 in November 2024, according to data from the National Statistical Committee of the country.

The largest number of transactions in the reporting month occurred in Yerevan – 2,193 (37.1% of the total), while the fewest were in Vayots Dzor – 96 (1.6%).

Land transactions dominated the real estate market (2,308 transactions, or 39.1% of the total). Additionally, there were 1,865 transactions with apartments in multi-apartment buildings (31.6%), 640 with residential buildings (10.8%), 631 with garages (10.7%), 393 with public buildings (6.6%), and 72 with industrial buildings (1.2%).

In December, foreign citizens made 166 real estate purchase transactions in Armenia. Of these, 101 were by Russian citizens, 22 by citizens of European countries, 19 by U.S. citizens, 8 by Iranian citizens, 7 by citizens of other CIS countries (excluding Russia), and 9 by citizens of other nations.

Of the 166 purchase transactions by foreign citizens, 97 involved apartments in multi-apartment buildings, 26 involved land, 18 residential buildings, 17 garages, and 8 public buildings. No transactions were made with industrial buildings. Foreigners mostly purchased property in Yerevan (116 transactions), with the fewest occurring in the Syunik and Vayots Dzor regions (1 transaction each). No transactions were recorded in Shirak.

Meanwhile, foreign citizens also made 214 real estate sales transactions in Armenia during the same month. Of these, 157 were made by Russian citizens, 16 by citizens of other CIS countries (excluding Russia), 16 by European citizens, 13 by U.S. citizens, 6 by Iranian citizens, and 6 by citizens of other countries.

Of the 214 sales transactions, 77 were in the market for apartments in multi-apartment buildings, 68 in the land market, 56 for residential buildings, 6 for garages, 5 for public buildings, and 2 for industrial buildings. The largest number of sales by foreign citizens took place in Yerevan (57 transactions), while the least were in Vayots Dzor (7 transactions).
