Real estate prices down in Armenia

A total of 48,527 real estate transactions were registered in Armenia in the third quarter of 2017, by 12% more than in the same time span last year, according to the State Committee of Real Estate Cadastre.

YEREVAN, November 16. /ARKA/. A total of 48,527 real estate transactions were registered in Armenia in the third quarter of 2017, by 12% more than in the same time span last year, according to the State Committee of Real Estate Cadastre.

The capital city Yerevan accounted for the largest number of transactions - 35.4%, while Vayots Dzor province for the smallest number - 3.3%. Some 28.2% of the registered real estate transactions were sales and purchase of homes, while 13.5% were registration of new-built homes.

The average market price of one square meter of living space in apartment buildings in Yerevan decreased by almost 5% from the year before. The highest prices were registered in the capital's administrative district Kentron - 452,800 drams per square meter, and the lowest - in the district of Nubarashen – 156,000 drams. 

The average price of a square meter of living space in multi-apartment buildings outside Yerevan dropped by 10.5%. The highest price was in the resort town of Tsaghkadzor -288,000 drams and the lowest - in Dastakert and Shamlug communities in Syunik and Lori provinces respectively. The average market price of privately-owned homes in Yerevan dropped by 2.5% compared to the same period last year. In provinces it fell by 3.4%. 

During the first half of the year, 1,570 transactions involving sale and purchase of private houses were made in Armenia, of which 441 - in Yerevan. The highest price for private homes in the capital was registered in the administrative districts Kentron and Arabkir – 476,000 drams and 380,000  drams for 1 square meter respectively, and the lowest – 150,000 drams in Nubarashen district.

The highest price for private homes  in the regions was recorded in Tsaghkadzor – 300,000 drams per square meter, and the lowest in Dastakert (Syunik region) – 11,800 drams and Tumanyan ( Lori region) – 12,000 drams.  ($ 1 - 487.42 drams).
